Building management at this time is Onyx Capital Management (since January 1, 2026). The association board sets policy; management runs the building; this site is unofficial neighbor notes. Last checked October 2026.
Who does what
Association board — oversight of building and management: budget, rules, and vendors. Packets and minutes live on the Resident portal, not on this site.
Building management — Onyx Capital Management. Day-to-day work goes through the Resident portal. The emergency line is for emergencies only.
Owners — maintain the unit (windows included). Contact building management for shared building issues; file common-area tickets in the Resident portal. Construction: tell management first — Owning your unit.
Renters — landlord first for the unit, fobs, and mailbox. The owner talks to building management for common-area repairs.
Philly 311 — streetlight, pothole, abandoned car, sidewalk, missed city trash on the block. phila.gov/311 or 311. That’s the city, not the chute.
Official papers
Bylaws, rules, meeting packets, assessments, and notices live on the Resident portal — this site doesn’t republish them. Owners should have an account. Renters: ask your landlord what you need from that portal.
Privacy
This site has no accounts or sign-up forms. Here is what it does collect or keep.
Visit counts. Google Analytics counts page views and a few taps — calling a number, opening the Resident portal, opening a newsletter, saving the contacts file, starting an email — so we can see which pages help. It uses cookies and sees your IP address, as Google describes in its partner-sites policy. No names or email addresses are sent. You can block it with an ad blocker or Google’s opt-out add-on.
Copies on your phone. Your browser saves Emergencies, Contacts, and pages you open, so they still load without signal. Those copies stay on your device; clearing this site’s data in your browser removes them.
The web host. Like any host, ours keeps standard server logs (IP address, page, time). Its own monitoring script is blocked by this site’s security settings.
Email. Mail you send goes to the What’s the 511 Gmail inbox. We use it to reply and, if you asked, to send the newsletter. Ask any time to be taken off the list.
